One more zoning meeting…

I know all my followers LOVE going to zoning meetings about as much as I do.  Well, zoning fans, there is one more coming up next Tuesday.

At 7PM on the 14th, I am presenting to the Old Kensington Neighbors Association at 1328 N. 4th Street.  Anyone who lives within 2 blocks of the brewery at 1710 N. 5th St. is eligible to vote.  I could use all of your support one last time.

So what’s next?

Word came back to me over the weekend that the vote in South Kensington was 26-0 in favor of my brewery and brew pub project.  I’m absolutely thrilled that neighborhood residents were so positive.  I feel that St Benjamin can bring a lot that is positive to the community and it is nice that others agree 🙂
So where do I go now?  Well I found out there is another neighborhood group in the same area, Old Kensington Neighbors Association, that I have to present to on August 14th.  Anyone within two blocks of the brewery can vote, renters included.

After that I go to the city zoning board, where hopefully the support I have gets my my variances.

If all goes well I will be working on the brewery this summer, as well as applying to the state and federal government for my licenses.  No matter what happens with the ZBA, I should be allowed to open a brewery in Kensington.

I hope to be brewing beer by this fall.

Once I get all of my brew pub approval, I’ll start working on the bar/kitchen area.  Inspections and what not will take a bit longer, but I plan to be open by 2012.

I’ll be posting here and elsewhere looking for recommendations for contractors, people like plumbers, HVAC experts and anyone who has set up a brewery.  Always feel free to send over some names!

Important Zoning Meeting! Let your vote count!

It’s time for my big zoning meeting in South Kensington.  Next Wednesday the 18th, at 7:30PM residents of the neighborhood will be voting on my brewery and brew pub.  If you live in this area, which is mostly north of Girard and west of Front, you are eligible to vote.  Just bring a license, a bill or other proof of residence.

My building is zoned to allow the brewery, but the way the city zoning is set up, I cannot sell growlers or even offer free samples or sell t-shirts on-site without zoning approval.  I also want to open a small taproom with minimal food, and will need neighborhood approval for that as well.

This may not seem controversial, but you never know how these meetings will go.  If this is something you are interested in having in your neighborhood, come out and be part of the discussion and vote.

The meeting is at 1301 N 2nd St. at 7:30PM on Wednesday the 18th, please forward this to any friends who live or own businesses in the area.

Zoning Follow up + Tonight’s Tasting

Wednesday’s zoning meeting went pretty smoothly.  People were very receptive to the idea of both a brewery and a brewpub.  And unlike in Fishtown, no one yelled or made wild accusations.  Next month there will be a follow up meeting where the neighborhood votes. If you are local, please come out again.

I’ll post some drawings and plans here when I have them to give a preview of what the brewery will look like.

On to more fun things, tonight I am serving two of my beers at the FNA Meet the Neighbors in Fishtown.  I’ll have the Wit or Wit Out and a new recipe, a double IPA called Blaster.  There will be tons of food from local restaurants, more beer from PBC and Yards, raffle prizes and more. It starts at 6pm at the NKCDC Garden center at Frankford and Berks.

Zoning Meeting Wednesday June 20th

On Wednesday June 20th there will be a zoning meeting for the brewery at 7:45PM at 1301 N. 2nd St.  Come out if you live in this area, or pass this along to anyone who does:
